Fees and Deposits

As well as paying the rent, you may also be required to make the following permitted payments.

 
Holding Deposit (One week's rent). This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy or materially significant false or misleading information is provided, or failure to sign the tenancy agreement (and / or Deed of Guarantee).

Security Deposit (Rent under £50,000 per year) Up to Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy and applies to Assured Shorthold Tenancies (AST).

Security Deposit (Rent of £50,000 or over per year) Up to Six weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy and applies to Assured Shorthold Tenancies (AST).

Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent after14 days in arrears.

Variation of Contract or Change of sharer (Tenant’s Request) £50 (inc VAT) per agreed variation or per replacement tenant or any reasonable costs incurred if higher.

Lost Key(s) or other Security Device(s): Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.

Early Termination of a Tenancy (Tenant's Request). Should the tenant(s) wish to leave their contract early and the Landlord agrees for them to do so, they shall be liable for the Landlord's and Agent’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence, Council tax (payable to the billing authority) Contractual damages in the event of the tenant's default of a tenancy agreement and any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.
