The site comprises previously developed land and it is believed to have historically had a building on it with commercial use as a shop. Application 036182 approved in 1990 for change of use from a launderette to furniture shop confirms that the site was previously occupied by a commercial development.

There are some individual trees and shrubs along the eastern boundary of the site. The site is located in Flood Zone 1, which has the least potential for flooding. The site is located in an established residential area, which is predominantly characterised by two storey semi-detached properties, and some terraced housing to the east of the site.

The site is considered suitable for development. An apartment scheme may be acceptable or the Council may seek a housing development. All interested parties are advised to make their own enquiries directly to Manchester City Council Planning Department.
